The things guests ask us most, answered before you have to ask. Anything missing, send us a message. We reply the same day.
Pick your dates on the calendar, see the total and send a request. Nothing is charged at that point. We check availability and reply, usually the same day, with the confirmation and a payment link. The booking is only secured after that confirmation.
Half on confirmation, to secure the dates, and the other half up to 14 days before arrival. If the booking is confirmed less than 14 days before arrival, you pay in one go.
Payment terms →It is. By card, payment is made through a Stripe link. Card details are entered on a Stripe page, authenticated by your bank, and never pass through this website: we neither see them nor store them. If you prefer, we also accept bank transfer. One thing to watch: our bank details never change, and we will never ask you to transfer to a different IBAN. If you receive a message giving another account, even if it looks like it came from us, do not transfer and call us.
You can. Up to 14 days before arrival we refund everything you have paid. Between 14 and 7 days we retain half. Less than 7 days before, there is no refund. The tourist tax is always refunded, because it is only due if the stay takes place.
Full conditions →More than 14 days in advance and subject to availability, we change your dates at no charge. The stay is then priced at the rate for the new dates, which may be higher or lower. Just tell us as soon as you know.
Yes. Bookings made on this website get 15% off the accommodation total. More than any promotion you will find on Airbnb or Booking for the same dates. Booking direct means no intermediary commission, and that difference goes to you.
Check-in from 4:00 pm and check-out until 11:00 am. Tell us your expected times at online check-in and, whenever occupancy allows, we are flexible. It is much easier to arrange with some notice.
You can, whenever we are able to. Just arrange it with us in advance. It is a courtesy, not a left-luggage service: we do not open or check the bags and we are not answerable for their contents, so please do not leave valuables, money or documents with us.
Once we confirm your booking we send you a link for online check-in. That is where you enter the details of everyone staying, your expected arrival and departure times, and your flight number if you are flying. We send a reminder three days before. If you would rather not do it online that is fine. But identification details for every guest will have to be provided on arrival, because the law requires all guests to be registered. Doing it online simply saves that time on the day.
We arrange it with you before you arrive. In most cases we meet you at the apartment; if your arrival time does not allow that, we find another way to get the keys to you. Tell us your expected time and we will sort it out.
The Funchal municipal tourist tax, at €2 per person per night, capped at 7 nights. It is already included in the total shown on the calendar, so there are no surprises on arrival.
Santiago I sleeps up to 3 guests; Santiago II and Santiago III up to 4. From the third guest onwards there is a per-night supplement, already included in the estimate you see when you pick your dates.
We do, on request and free of charge. Tell us when you book, or any time before you arrive, and we will have the cot set up in the apartment. Please give us some notice so we can make sure it is free for your dates.
It varies with the dates and the season. Each apartment's calendar tells you when your chosen nights fall below the minimum, and suggests the check-out date that meets it.
Fast Wi-Fi, a fully equipped kitchen, heating, a washing machine, a Smart TV, and bed linen and towels. Each apartment also has its own outdoor space: a balcony at Santiago I, a sea-view rooftop terrace at Santiago II and a balcony at Santiago III.
Santiago I and Santiago III are in the same building at Avenida Santiago Menor 21, in Funchal. The Cathedral, the Farmers' Market, the old town restaurants and the cable car are all within walking distance. Santiago II is at Travessa de São João de Deus 13, in a different part of the city and not in the same building. Directions and access instructions are sent before your stay.
Santiago I and Santiago III have covered parking. Santiago II has no parking of its own: in that area there are only public spaces, and they are paid. If you are arriving by car, tell us beforehand and we will explain the best route. The old town streets are narrow.
Santiago I and Santiago III are on the first floor and have a lift. Santiago II is different: access is by stairs and the street is steep, so it is not suitable for guests with reduced mobility. We would rather say so before you book than on arrival. If mobility is a concern, choose one of the other two or talk to us.
We do, at €30 each way. The arrival and the departure are booked separately. Transfers cannot be arranged through online check-in: ask us by WhatsApp or email, ideally with some notice, telling us your flight and time. It is the easiest way to reach the old town with luggage, where the streets are narrow and cobbled.
There is no smoking inside the apartments, and parties or events are not allowed without prior agreement. These are lived-in buildings, so we ask you to mind the neighbours' rest, especially between 10:00 pm and 8:00 am.
We are sorry, but pets are not allowed in any of the apartments. If you would like suggestions for pet-friendly places in Funchal, just ask. We are glad to help.
Yes, and for every guest. Portuguese law requires everyone staying in a short-term rental to be registered. The easiest way is to fill it in at online check-in before you arrive; anyone who does not will have to provide their details on arrival. They are used only to meet that legal obligation.
